The Rules of the House

Our rules have been inspired by real life situations.  As we begin our 19th season at Bryn Brooke Manor, we’ve experienced lots of unexpected predicaments.

Children: All registered guests of Bryn Brooke Manor must be a least 18 years old.

Our Pets: Bryn Brooke Manor is home to Sully, Carson, and Hester, and our latest rescue, Sammy. If you are highly allergic to animals, we can recommend other members of the Cooperstown Village Bed and Breakfast Association.

Your Pets: Under special circumstances we have accepted pets, hosting charming four legged family members. However, we’ve also had an unfortunate experience with two reportedly “well-behaved, well-traveled, urban dachshunds” which resulted in five hours of two yapping, aggressive dogs which disturbed the stay of every guest and made the breakfast room uncomfortably tense the following morning. Call us and we’ll see if arrangements can be made. Bona fide service animals are always welcomed.

Stairs: Please be aware that all of our guest rooms are located on the second floor. If stairs are a challenge, we will be happy to suggest another accommodation.

Check-in/Check-out: Check in time is 3PM and checkout is noon. If you arrive early, you may park your car and leave your bags. If you will arrive especially late, please let us know so that we may arrange for someone to greet you.

Room Occupancy: The maximum occupancy of guest rooms is three people, or four in the Gershwin Suite, with a maximum occupancy of nine guests at Bryn Brooke Manor. We provide a bed for each of our guests and do not permit sleeping bags, air mattresses or sleeping on the floor.

Smoking:

We do not allow smoking under any circumstance. If you smoke in the house we will charge you $500. Opening a window, disabling a smoke detector, placing butts under the trash can liner or attempting to flush them, or any other subterfuge is pointless. We will know if you smoke, the next incoming guest will certainly know it, and we will charge you $500. We are as serious as the heart attack you’re courting.

Alcohol: We enjoy a premium vintage as much as anyone, but we expect you to be responsible, of course. Most of our damage and disruption has been caused by unsupervised children or drunks. To quote my mother, “For Heaven’s sake, act like you’ve got some sense.” In short, you will be held accountable for any and all damages.

Cancellation Policy: Bryn Brooke Manor requires fourteen days notice to cancel a reservation of two nights or fewer. Thirty days is required to cancel a reservation of three or more nights. If a cancellation for a reservation of two days or fewer is received with less notice, fifty per cent of the total fee will be retained, unless the room can be rebooked. If a cancellation is received fewer than thirty days prior to a stay of three or more nights, the entire fee is retained, less the nights the room can be rebooked. There is no adjustment for truncated stays. If you have booked two nights and decided to leave after one, you will be charged for both nights. We cannot guarantee that rooms can be rebooked, especially on short notice, and suggest that if you are planning an extended stay with us that you consider travel insurance. All cancellations are subject to a $50 processing fee.
